SummerGlen has been named one of " The Short List" of the 50 Best Master-Planned Communities in America by Where To Retire magazine in its July/August 2011 issue. This is a great honor for our community, particularly since this is the fourth consecutive time that Where To Retire has honored SummerGlen as one of the best retirement communities in America. (The magazine publishes its rankings every two years, and SummerGlen was listed previously in 2005, 2007 and 2009).

What does it mean to be on Where To Retire's "Short List" of Best Master-Planned Communities in the U.S.? According to Where To Retire, it means that SummerGlen is "amenity-rich, with clubhouses, recreation and activities to help residents stay fully engaged." Where to Retire publisher Karen Northridge said, “Like the people who inhabit them, no two master-planned developments are exactly alike. Yet, the combination of amenities and social opportunities at each produces a common result: the interesting, active and fulfilling lifestyle retirees seek. Clubhouses, fitness centers, social clubs and educational classes mean residents get much more than a house at a planned community.”

According to Where To Retire, communities that earned a spot on The Short List "share a common thread voiced by retirees:a sense of community that fosters camaraderie. The close-knit environment allows residents to make new friends easily and keep their calendars full."

In the course of its research, Where To Retire interviewed SummerGlen resident Vince Renna, who moved from Colorado last summer. One of the things the Renna's enjoy most about SummerGlen is its friendliness. "When you drive down the street, everybody waves," he noted. "it's also quiet and safe."

We at SummerGlen are honored by this fourth inclusion in Where To Retire's pretigious list of communities that the magazine finds the best that America has to offer in quality, value and lifestyle for retirees. OCALA RATED #7 HOUSING MARKET IN AMERICA

The well regarded Standard & Poor's Case-Shiller Home Price Index has rated Ocala, Florida, (SummerGlen's location) as the 7th best housing market in America, based on projected growth for the next five years.

The data, published online by Business Insider, projects Ocala home prices will rise by an average of 10.1% annual over the period 2011-2016. According to Business Insider, "Erasing a nearly 50% decline in home prices will take awhile, but red hot 13% growth in 2012 will help get there. The market troughed in Q1 2011."

If this projection holds true, this means that a SummerGlen home purchased today for $175,000 may have a projected market value of more than $210,000 by the end of 2012 and well over $250,000 within five years. Ocala and Lakeland, Florida, were the top two cities in the Sunshine State on the published list of 15 top performing markets for the next five years.

"This study by a well-regarded economic research firm reinforces our belief that right now is one of the best times ever to purchase a home at SummerGlen," said Tom Eleazer, SummerGlen's vice president for marketing and sales. "Our current prices from our suppliers are allowing us to keep our home prices at great values. Once demand for homes in the market starts to increases, these prices will almost certainly increase."

	FLORIDA COMMUNITY OF EXCELLENCE COMMUNITY ASSOCIATION JOURNAL SummerGlen was recently named a 2011 Florida Community Of Excellence by the Florida Community Association Journal. Our community was one of three large communities (over 400 homes) cited for its efforts in water and energy conservation. Among the reasons the Journal recognized SummerGlen was the fact that the community has incorporated conservation into the design of our latest community building with open-cell Icynene insulation and a high-efficiency air conditioning system that minimizes energy use with CO2 sensors controlling the fresh air recovery system. We utilized green-certified carpet is made from recycled materials. Community buildings utilize passive solar lighting, waterless urinals, and very low-flow toilets and faucets. They also have minimal windows, limited duct system leakage, programmable thermostats, and zoned air conditioning. Here's just a few examples:

Number 9. We use 3000 pound concrete for our foundations--a special blend that does not have a fly ash “filler” that comes in some cement. Cement that incorporates such additives produces a finished product that is not as durable or strong. The fly ash free cement used by SummerGlen is more expensive and a little harder to work with but we think it’s worth it in setting the foundation for a top quality home.

Number 17. We specify that a nail goes in every fastener in our roof systems. If there are 12 nail holes, they get 12 nails. Eight nails might meet code and be “enough” for most builders, but we don’t want to compromise on quality for this important component of your home.

Number 35. We take the time to seal off every air vent during the construction process so your A/C ductwork isn’t infiltrated by construction dust that could be blown out into your new home after move in.
